Showing Your Home
Assuming that your home is already neatly staged and odor free here are some other tips. Let the agents do their job. Don't stay home when a buyer comes through, they will not be open with their concerns. The more things that can be address while they are still in the home the better. Once they leave they will be concentration more on what the next house has to offer.
Also, most seller's give away hints to their situation and motivation. If the seller is present it is easy to ask direct questions and watch for body language or anything that may be helpful in later negotiations.
Access For Showings
If you request to have your home "SHOWN BY APPOINTMENT ONLY" you are making a huge mistake.
A keybox will allow buyers to see your home when it is convenient for them. The easier your home is to show, the more showings you'll have, and you drastically improve the odds of finding a buyer.
In today's competitive market, buyers and agents who can't get easy access will go on to other homes and either skip or just drive by homes that have showing restrictions.
